Our sectional title division handles a range of bodies corporate and homeowners associations in the Cape Peninsula. Our services include all duties required of trustees, especially ensuring that, with input from our facilities management team, the integrity of the property is maintained.
The legal requirements specified in the Sectional Title Act are carefully observed in all dealings with the buildings and the Bodies Corporate, as we view our involvement as vital in enhancing your investment.
Our service includes:
- The monthly invoicing of and collection of the levies due by each section of the Body Corporate;
- The monthly payment of all accounts received by the Body Corporate, after approvalof this expenditure by the Trustees;
- We would operate a current account at a bank, including a trust account, in terms of the requirements of Section 32 of the Estate Agents Act on behalf of the Body Corporate to facilitate the above;
- Liaison with various owners of sections;
- Handling of insurance related issues with the relevant insurance company;
- Enforcement of the Rules governing the Body Corporate;
- Attending to collection of arrear levies and instituting legal action where necessary, on instructions of the Trustees;
- Arranging and attending the Annual General Meeting of the Body Corporate, and taking minutes for distribution to all Body Corporate members;
- Attending four Trustees meetings per annum, taking the minutes and distributing same to all Trustees;
- Assisting and advising the Board of Trustees on procedural matters in holding such meetings;
- Attending to proxies, nominations and agendas for the meetings;
- Preparing and dispatching notices as required;
- Maintaining and storing minute books, attendance registers, register of sectional bond holders, sectional plans, rules, house rules, insurance policies and other permanent records;
- Keeping full records of all income and expenditure incurred by the Body Corporate in terms of generally accepted accounting practices;
- Preparation of monthly income and expenditure statements for Trustees;
- Preparation of annual estimates of expenditure relating to the common areas for submission to the Board of Trustees for approval;
- Arranging the annual audit of accounts with the Body Corporate auditor.
